- Capital Appreciation: If property values in your area are rising, keeping the house might result in a higher sale price down the line.
- Tax Implications: Renting out a house in the UK comes with certain tax obligations, like income tax on the rent you earn and potential capital gains tax when you sell later.
- Maintenance Responsibilities: As a landlord, you’re responsible for keeping the house in good condition, which can be time-consuming and costly, depending on the property’s age or condition.
- Long-term Flexibility: Renting allows you to maintain flexibility in case you decide you want to move back in or sell later, but the market could change, and the property might be harder to sell than expected.
Selling:
- Quick Cash: Selling gives you an immediate lump sum, which can be useful if you need cash for another investment, a new home, or other financial goals.
- No Long-term Responsibility: Once sold, you won’t have to worry about tenants, repairs, or the market.
- Market Conditions: If the property market is strong, selling might be your best move to maximize profit.
- Selling Costs: There are costs involved in selling, like agent fees, legal fees, and potentially some capital gains tax, depending on your situation.
Not Able to Return: Once the house is sold, it’s gone for good, and if you regret it, you can’t just reclaim it.
